Altera and Dura Vermeer sign rental housing deal for Spijkenisse’s Boston and Baltimore towers

Altera has announced at the Provada real estate fair last week in Amsterdam, that it has signed a purchase/construction agreement with Dura Vermeer Bouw Zuid West BV (Dura Vermeer) for the purchase of 171 rental homes and 124 accompanying parking spaces as part of the Waterfront project in Spijkenisse. The Waterfront project consists of approximately 750 properties distributed across six buildings, which will be developed and constructed in three phases. A primary school is also planned near the buildings.

Altera has acquired the Boston residential tower (105 rental units) and part of the Baltimore residential tower (66 rental units) in Spijkenisse. The remaining 75 properties in the Baltimore building will be put up for sale on the open market. In addition to the rental properties, Altera has acquired 124 internal parking spaces under the roof park.

Location

Spijkenisse is a town of approximately 72,000 inhabitants in the Rijnmond region. Rotterdam Central Station can be reached by metro from Spijkenisse Centrum in just under half an hour. In addition, car accessibility will be enhanced by the new Blankenbrug Route, which is scheduled for completion in 2024. The Waterfront area, an initiative by the Municipality of Nissewaard and VOF Dijkzone (consisting of Dura Vermeer, VORM and Ballast Nedam Development), is located along a promenade beside the Oude Maas river. Waterfront is part of De Elementen, an area development which encompasses the new districts of Het Land and De Haven. A total of 2,500 homes are planned for construction here, with 1,750 already finished. The metro stop for Rotterdam and shopping facilities, including supermarkets, are within walking distance.

Parks provide a green setting for the towers, while lively squares and modern entrances further enrich the surroundings. Each residential tower will feature a welcoming lounge, a shared space that gives residents the opportunity to come together and connect. Below the rooftop park, an indoor parking facility offers space for nearly 500 cars. An additional 210 parking spaces in the public area will be reserved for the exclusive use of residents.

Schedule
Construction work on Boston and Baltimore is due to begin in summer 2024. Private sales are scheduled for September 2024, with delivery of the residential buildings set for the second quarter of 2026.
