First ground-level homes for ’t Groene Wold in Almere completed

Real estate investor Altera Vastgoed NV (hereafter: Altera) has taken delivery of the first 80 ground-level homes in Phase 1 of ’t Groene Wold in Almere from Vastbouw Vastgoedontwikkeling BV. All completed properties are fully let and residents will be welcomed in the coming weeks.

The ’t Groene Wold project consists of eight residential courtyards with a total of 372 ground-level homes, to be completed in three phases. Altera has purchased 174 of these ground-level homes, spread across three sub-areas. The residential blocks consist of corner and mid-terrace houses of 80 m2, 90 m2 and 104 m2, respectively. The spacious rear gardens are approximately 12 to 17 metres deep and contain private storage units. Parking is at ground level inside the courtyards, and the corner homes have two parking spaces on private property.

Completion of the second phase is scheduled for March 2023. For more information about renting at ’t Groene Wold, please visit www.hureninhetgroenewold.nl/.

Sustainability (mitigation and adaptation)

All homes will be gas-free and connected to an energy system consisting of an individual air-water heat pump and 12 solar panels. This allows residents to generate their own electricity to sustainably heat and cool their homes, ensuring an Energy Performance Coefficient of 0.0.

Rainwater is absorbed by bioswales and a large pond through ’t Groene Wold’s surface water. The project also offers a large variety of greenery and planting, and about 50% of it is zoned for urban and other agriculture. ’t Groene Wold will have an above-average amount of unpaved surface compared to other residential areas. Together with the large stretches of surface water and greenery, this will ensure that ’t Groene Wold becomes a climate-adaptive neighbourhood.

Altera’s CEO, Jaap van der Bijl explains: “Now that first 80 single-family homes have been completed, we are about to welcome the first residents. It’s clear we are meeting a need of young families looking for affordable housing in the Randstad. In addition to being affordable, the project is also climate adaptive. This makes it a great fit for our sustainable and young housing portfolio, which was recently once again named the world’s most sustainable housing fund by GRESB.”

Location

’t Groene Wold is part of Oosterwold, an area east of Almere. Oosterwold is characterised by its tranquil nature on the one hand and the accessibility of the city and other amenities on the other. The neighbourhood itself also offers several supermarkets and small shops.

The properties are managed by REBO Vastgoed Management on behalf of Altera.
