Topping-out of Nautical NDSM in Amsterdam

Altera Vastgoed (hereinafter: “Altera”) and BMB ontwikkeling (part of VolkerWessels) together celebrated the topping-out of the Nautical NDSM project on the NDSM wharf, located directly on the IJ in Amsterdam-Noord. The 19th floor marks the highest point.

The entire project, which covers approximately 32,500 m² of floor space, consists of 268 apartments, various commercial spaces, a collective courtyard, a multi-storey car park with 142 parking spaces and facilities for public bicycle parking. Under the project, which consists of six blocks, three blocks providing 181 rental apartments will be constructed for Altera, including 157 mid-rent apartments, as well as 90 parking spaces in the communal car park and 965m² LFA of commercial spaces on the ground floor.

The 157 mid-rent apartments meet the criteria set out under the City of Amsterdam’s “More Mid-Market Rental Homes Action Plan”. This plan aims to provide affordable rental housing for the group of tenants who do not qualify for social housing or have a household income that is not sufficient to be able to afford more expensive private sector housing.

The project has a low EPC of 0.2 and will include photovoltaic (PV) panels and a thermal energy storage system combined with district heating, among other things. Residents will have access to a large communal roof garden on the roof of the car park (level +1).

Construction is being undertaken by Bouwcombinatie IBB Kondor/Kondor Wessels Amsterdam. The Nautical NDSM building complex was designed by Liesbeth van der Pol of Amsterdam-based architect group dok architecten.

The buildings are expected to be completed in the summer of 2024.
